The short answer
A metal roof costs more up front than asphalt shingles, and where yours lands within metal pricing comes down to the profile, the metal and its thickness, and how complicated the roof is. A simple gable in ribbed steel and a cut-up two-storey roof in mechanically seamed standing seam are very different jobs.
The fair way to judge metal is over the time you own the home, not just the day it goes on.
How a metal roof is priced
Metal roofs are priced by the square, like shingles, but trims and labour make up a bigger share of the total. One square is 100 square feet of roof surface, and roof area is usually about 1.3 to 1.5 times the floor area it covers.
A metal quote has three main parts:
- Panels. The field material on the slopes, ordered by the square with an allowance for cuts.
- Trims and flashing. Eave trim, drip edge, rake trim, ridge caps, valley and wall flashing, and closures that seal panel ends. On complex roofs this can rival the panels in effort.
- Labour. Metal is measured, cut and fitted piece by piece, with standing seam panels formed to the length of each slope. It is slower, more skilled work than nailing shingles.

Cost by metal roofing profile
The profile is the biggest choice you make on a metal roof, and each sits at a different level of up-front cost.

Factors that raise or lower the price
Beyond profile, a handful of choices and roof conditions decide where a Calgary metal roof lands.
Material: steel vs aluminum and thickness
Coated steel is the usual residential choice and generally costs less than aluminum. Thicker panels cost more but dent less, a sensible upgrade in the hail belt.
Paint system and finish
PVDF finishes cost more than basic polyester paints but hold colour longer under prairie sun. Specialty colours and textures can add cost.
Roof complexity
Every valley, hip, dormer, skylight, chimney and vent stack adds cuts, custom trim and flashing. A plain gable is the most economical shape.
Pitch and access
Steep roofs need more safety setup, and long panels need room to be carried and lifted. Tight lots add handling time.
Tear-off and deck repairs
Removing old layers and rotted sheathing adds labour and disposal, but gives the metal a flat, sound base.
Underlayment and ice-and-water shield
Metal gets hot in summer, so it needs high-temperature synthetic underlayment. Ice-and-water shield at the eaves and valleys guards against ice damming and freeze-thaw.
Trims, closures and flashing detail
Closures under ridge caps and purpose-made flashing at walls and chimneys cost more and prevent leaks.
Snow guards
Snow slides off metal readily, so guards are often needed above entrances, walkways, decks and lower roofs.
Ventilation corrections
Warm attic air meeting cold metal can condense. Balancing intake at the eaves with a vented ridge protects the deck.
Season
Summer demand tightens schedules; fall often brings better availability.
Metal vs asphalt vs Class 4: the lifetime-cost view
Metal costs the most on day one, but over a long ownership period it can cost less than replacing shingles more than once.

Each shingle replacement repeats tear-off, disposal, underlayment and labour. Stay through two or three shingle cycles and metal’s higher first price is spread over years you would otherwise spend paying for roofs again. A complete metal roof quote covers everything from the deck up and names each item:
- Tear-off and disposal down to the deck.
- Deck check and sheathing replacement, with how it is priced.
- High-temperature synthetic underlayment.
- Ice-and-water shield at the eaves and in every valley.
- Trims and flashing: drip edge, eave and rake trim, valleys, walls, ridge caps and closures.
- Penetrations and chimney flashing made for metal, not caulked over.
- Ridge venting balanced with intake at the eaves.
- Snow guards where needed.
- Cleanup and a magnetic nail sweep, including screws and offcuts.
- GST, shown clearly.
Hail, insurance and metal roofs
Hail can dent a metal roof, but a dent is usually cosmetic rather than functional: the panel still sheds water, while a hail-fractured shingle can let water in.
- Cosmetic damage. Some policies treat denting that does not affect performance differently, and some exclude it. Ask your insurer.
- Premiums. Some insurers view metal favourably; others change nothing.
- Roof age. Insurers typically pay a full replacement minus the deductible under 15 years, depreciate payouts by 50–80% between 15 and 25 years, and may pay actual cash value only or deny claims over 25 years. Policies vary.

How to compare metal roofing quotes
Compare metal quotes only after confirming they describe the same roof:
- Same profile, metal and thickness?
- Same finish? PVDF or polyester.
- Same trims and snow guards, with locations?
- Tear-off included, or metal over the old roof?
- Which underlayment, and ice-and-water shield where?
- GST included?
Red flags
- A lump sum with no profile, thickness or finish named.
- Exposed-fastener panels quoted for a house without explaining the trade-off.
- Pressure to sign today, or door-knocking right after a hailstorm.
