What “rubber roofing” actually means
Rubber roofing is the everyday name for single-ply membranes, mainly EPDM and TPO, installed on flat and low-slope roofs. One is true synthetic rubber and the other is a thermoplastic, but homeowners and many roofers call both “rubber.”
A single-ply membrane is one continuous waterproof sheet laid over insulation or a cover board, joined at the seams and turned up at every wall, curb and edge. Unlike shingles, it has to stay watertight while water sits on it, so the seams and flashing details carry the whole job.

EPDM roofing in detail
EPDM is a synthetic rubber membrane, usually black, that stays flexible in cold weather and has a long track record on low-slope roofs. It is the material most people picture when they hear “rubber roof.”
The material. EPDM (ethylene propylene diene monomer) is a cured rubber compound. Because it is cured, it does not soften with heat, so its seams cannot be welded. It comes in large sheets, so a small garage can often be covered with no field seams at all.
Colour. Most EPDM is black. The carbon that makes it black also shields it from ultraviolet light, which matters under strong sun at Calgary’s altitude.
Seams. Laps are cleaned, primed and joined with seam tape or adhesive. A taped seam is reliable only with clean rubber, correct primer, full contact and firm rolling. Rushed prep is the usual reason EPDM seams open.
Cold flexibility. EPDM stays pliable in deep cold and tolerates the flexing at corners and edges that comes with chinook cycles.
Typical Calgary uses. Detached garages, rear additions, bay window roofs, low-slope sections on infills and small roofs above entrances.
TPO roofing in detail
TPO is a thermoplastic single-ply membrane, usually white, whose seams are melted together with hot air into one continuous sheet. It is reflective, tough on the surface and popular on larger low-slope roofs.
The material. TPO (thermoplastic polyolefin) has a reinforcing scrim sandwiched inside. Being thermoplastic, it softens when heated and fuses as it cools, which makes welded seams possible.
Colour and reflectivity. Most TPO is white or light grey. A reflective roof stays cooler under summer sun, helping rooms below and reducing heat stress on the sheet.
Heat-welded seams. A hot-air welder fuses overlapping sheets. A good weld is as strong as the sheet around it, with no tape or glue involved. Every weld is probed along its length after it cools.
Stiffer in cold. TPO is less pliable than EPDM in winter, harder to form around tight corners, and welding needs a dry sheet and settings adjusted to the day.
Typical Calgary uses. Larger flat roofs on modern infills, roofs seen from upstairs windows and spaces below that overheat in summer.
EPDM vs TPO in Calgary
EPDM is usually the better fit for small, simple roofs and cold-weather flexibility; TPO is usually better for larger roofs, welded seams and reflectivity.

Both membranes perform well in Calgary; the details and attachment method matter more than the material.
How a membrane is attached
A rubber membrane is held to the roof in one of three ways: fully adhered, mechanically fastened or ballasted. The right method depends on the deck, the roof’s exposure to wind and whether the structure can carry extra weight.
Fully adhered
The membrane is glued across its entire surface to a cover board or insulation. It lies flat, looks clean, resists flutter in wind and limits how far water can travel if the sheet is punctured. It is the method we use most on Calgary homes. The trade-off is that adhesives need suitable temperatures and dry surfaces, which narrows winter work.
Mechanically fastened
Plates and screws hold the membrane to the deck along the seams, with the next sheet lapping over the fasteners. It installs faster and in cooler weather than full adhesion, but the sheet between fastener rows can billow in strong wind, so edges and corners need tighter spacing.
Ballasted
Loose-laid membrane is held down by stone or pavers. It rarely suits houses, because most residential framing is not designed for that weight.
Wind uplift in chinooks. Chinook winds hit Calgary hard and fast. Wind pulls hardest at roof corners and perimeters, so whichever method is used, the edges need secure edge metal, extra fastening or adhesive coverage, and no loose laps for the wind to catch.
Details that make or break a rubber roof
Most rubber roofs fail at the details, not in the open field of the membrane. These are the spots we build as carefully as the sheet itself:
- Seams. Clean, primed and fully rolled on EPDM; welded and probed along their full length on TPO. Laps run so water flows over them, not into them.
- Inside and outside corners. Pre-formed corners or carefully cut and reinforced patches, never folded and hoped for.
- Parapet and wall flashing. The membrane turns up the wall well above where snow drifts and water ponds, then terminates under a metal bar or cap so the top edge cannot peel.
- Curbs and penetrations. Skylight curbs, vent pipes and hatches get dedicated boots or wrapped flashing, the areas where many membrane roofs leak first.
- Roof drains and scuppers. The membrane is clamped or flashed into the drain so water enters the drain, not the insulation beside it.
- Edge metal. Secure metal at open edges locks the membrane down against wind.
- Cover boards. A rigid board under the membrane resists hail impact and foot traffic.
Our rubber roof installation process
Our rubber roof installation runs from the deck up, with the membrane choice and attachment method agreed before work starts:
- Assess the roof. We check the deck, existing layers, drainage and every wall, curb and penetration.
- Tear-off. Old membrane, wet insulation and failed flashing come off.
- Deck repairs. Soft or damaged sheathing is replaced.
- Insulation and slope. Insulation goes down, tapered where water needs help reaching drains.
- Cover board. A rigid board is fastened over the insulation for hail and traffic resistance.
- Membrane. EPDM or TPO is laid out, relaxed, then adhered or fastened.
- Seams. EPDM laps are primed and taped; TPO laps are welded and probed.
- Flashing and details. Walls, parapets, corners, curbs, penetrations and drains are flashed and terminated.
- Edge metal and walkway pads. Perimeters are locked down and pads go wherever people will walk.
- Final check and cleanup. Every seam and detail is reviewed, the site is cleared, and the yard and driveway get a magnetic sweep.
Pros and cons of rubber roofing
Rubber roofing’s main strengths are true waterproofing on low slopes and a long service life; its weaknesses are sensitivity to poor detailing, punctures and cold-weather installation limits.
Pros
- Built for low slopes. Keeps water out where shingles and metal cannot.
- Few seams. Large sheets mean fewer joints than roll roofing.
- Lightweight. Adds little load to garage and addition framing.
- Repairable. Punctures and small failures can be patched cleanly.
Cons
- Details decide everything. A poor seam or flashing leaks no matter how good the sheet is.
- Puncture risk. Hail, sharp tools and dropped objects can cut the membrane.
- Weather-dependent install. Cold and wet days limit adhesives and welds.
- Not a walking surface. Regular traffic needs pads or a proper deck system.
Maintaining a rubber roof
A rubber roof needs little maintenance, but the few tasks it does need are important. Most problems we see started with something simple left too long:
- Keep roof drains and scuppers clear. Remove leaves and grit in autumn so melt drains away.
- Never use sharp tools on snow or ice. Use a plastic shovel, leave a thin layer on the membrane and let ice melt on its own.
- Stay on walkway pads. Keep foot traffic to protected routes.
- Check seams after winter. Look for lifted laps, open corners and flashing pulled from walls.
- Check after hail. After a storm, have the roof checked for bruises and punctures before they leak.
What affects rubber roof cost
Rubber roof cost depends on the membrane you choose, how it is attached, what goes under it and how complicated the details are. We measure your roof before giving a number.
- Membrane type and thickness. EPDM or TPO, and a thicker sheet for better puncture resistance.
- Attachment method. Fully adhered systems take more adhesive and labour than fastened ones.
- Insulation and cover board. Insulation, tapered slope or a cover board add material.
- Flashing details. Each parapet, wall, curb, skylight and drain adds labour.
- Size and access. Roofs are measured in squares (100 sq ft); hard-to-reach roofs take longer to stage.
- Tear-off. Removing old layers and wet insulation, and repairing the deck.
